A green building does more than reduce your Scope 3 emissions, it pays back faster than almost any other capital decision in industrial real estate. Insulated roofs, daylight harvesting, low-loss transformers and rainwater systems each pay back inside 3–5 years, and they keep paying back for the next 20.

    Energy is the single biggest contributor to your warehouse's carbon footprint. ESR parks are designed as solar hubs, large-format insulated rooftops with PV-ready structures, low-loss transformers and the option to wheel green power through state grids. A typical 200,000 sq ft ESR roof can host a 1.5–2 MW captive PV plant, displacing 2.5–3.5 million kWh of grid power every year.

    Tenants in our parks have offset 25–40% of annual electricity consumption through rooftop solar alone, locking in energy-price stability for high-consumption sectors like EV manufacturing in Hosur and cold chain across the Mumbai-Pune belt. For occupiers without capex appetite, ESR can also bring in third-party PPAs at sub-grid tariffs through pre-vetted developer partners.

    We design every roof with structural reserve for PV from day one, bracket points, cable trays and inverter rooms are pre-laid. The result: tenants typically commission a captive PV plant inside 4–6 months of move-in, instead of the 12–18 months it takes on a retrofitted roof.

An eco-friendly industrial park has to behave like a guardian of local hydrology, returning more than it draws.

    Every ESR park integrates 100% rainwater harvesting, an on-site sewage treatment plant and a closed-loop reuse system, recycled water flows back into landscaping, flushing and cooling, achieving meaningful water-neutrality milestones. We design RWH storage volumes against 100-year rainfall data and STP capacity against peak occupancy, so the system holds up at full lease-up.

    Operational carbon is what most occupiers track. Embodied carbon, the carbon locked into the steel, concrete and finishes of the building itself, is what global ESG frameworks are now starting to measure. ESR designs to reduce both.

    We specify high-recycled-content structural steel, fly-ash-blended cement, low-VOC paints, FSC-certified wood, high-SRI cool-roof coatings and locally-sourced aggregates wherever possible. The same discipline extends to construction-site water reuse, segregated waste streams and electric site-machinery wherever practical, the embodied-carbon savings can hit 15–20% on a 200,000 sq ft warehouse, before a single tenant moves in.

    When the lease eventually ends, the same circular discipline supports clean handover and re-tenanting. PEB structures use bolted joints rather than welds; cladding is demountable; MEP systems are modular. The asset is genuinely re-purposable, which is increasingly important to ESG-rated capital.
