The Challenge
Data Surge and Manufacturing Bottlenecks:
The digital wave sweeping across India presented both an opportunity and a challenge for Vertiv, a global leader in critical digital infrastructure. As data centre demand skyrocketed, Vertiv felt the heat to expand its manufacturing capacity across the APAC region rapidly. Its existing facilities struggled to keep pace with the surge in thermal management solutions - needed to cool these data centres efficiently.
Beyond Capacity Constraints:
The challenge wasn't just about production volume. Vertiv also needed to cater to the evolving needs of the Indian market. Developing customised, large-scale solutions often faced delays due to limitations in existing facilities, particularly a lack of infrastructure flexibility to accommodate Build-To-Suit (BTS) designs or integrate specialised equipment. Additionally, Vertiv sought a partner who shared its dedication to sustainability and efficient logistics, with a focus on green building practices and streamlined operations.
The Approach
Why ESR India? Finding the Perfect Fit:
Vertiv's search for a strategic partner led them to ESR India, a leading developer of Grade A+ industrial parks. ESR India's expertise in creating world-class industrial ecosystems ticked all the boxes for Vertiv.
Understanding Vertiv's specific requirements and design preferences, two alternative solutions were taken into consideration:
- Build-To-Suit (BTS): This option provided Vertiv with a custom-built facility tailored to their specific needs and production demands.
- Protrusion Design: ESR offered a creative solution involving an office protruding from the main building. This innovative design maximised the floor area for operations, eliminating potential space constraints associated with an internal mezzanine office.
A Facility for Innovation and Cutting-Edge Technology:
The 215,000 sq. ft. facility provided by ESR serves as the perfect springboard for Vertiv's light assembly and R&D operations dedicated to IT server conditioning equipment and cooling systems. ESR's commitment to modern infrastructure goes beyond mere space – fostering a dynamic environment that empowers innovation. This is evident in Vertiv's seamless integration of its top-notch technologies, including its world-renowned silent chiller technology, which ensures minimal noise disruption within the facility.
Also, this prime location provides Vertiv with excellent connectivity to key players in the region, including major OEMs like Tata Motors, Schindler, Forbes Marshall, Bridgestone, Volkswagen, and GE. Furthermore, Chakan itself is a hub for Engineering, Manufacturing, Automobile, Electronics, FMCG, and Logistics, offering Vertiv access to a skilled talent pool and a vibrant industrial ecosystem.
The Outcome
ESR India upgraded the electrical infrastructure to accommodate Vertiv's enhanced power requirements of 2000 kVA. This ensured Vertiv's facility perfectly aligned with its specific operational needs. In addition to the exceptional facilities and strategic location, ESR India went that extra mile to support Vertiv's specific requirements to provide dedicated open areas surrounding the building for essential utilities, including a gas bank, scrap yard, and conditioning equipment yard.
The layout included rerouting sewage and stormwater networks to accommodate their revised layout, installing a global fire-fighting system throughout the building, and constructing foundations for EOT cranes. Also, dedicated piping for their labs, connecting lab drains to the stormwater drain and providing essential building infrastructure with sliding gate and boom barrier, and civil works for the HT room, transformer, and DG area, allowed Vertiv to optimise its operations and streamline its workflow within the facility.
Even the strategic location played a role in Vertiv's decision. Pune’s reputation as India's "second easiest city to live in" ensures a happy and productive workforce. ESR Chakan 1 also offered Vertiv a comprehensive package – exceptional connectivity, a thriving industrial ecosystem, and sustainability, fuelling Vertiv's success in India.
