Swegon Bluebox, a specialist in innovative solutions for commercial comfort heating and cooling, technological cooling, and data cooling, finds itself at the forefront of a rapidly expanding industry. The global HVAC market is experiencing unprecedented growth, with projections indicating a surge from £135.7 billion in 2020 to £229.7 billion by 2030, at a CAGR of 5.3%. This growth is particularly pronounced in the Asian subcontinent, which has become the epicentre of HVAC demand. In addition, the data cooling sector has seen a dramatic uptick in demand, driven by the exponential growth in data centres due to the surge in cloud computing and AI models.t. Recognising the immense potential, Swegon Bluebox was determined to position itself at the very forefront to address this demand.
Challenges
Swegon Bluebox's existing 25,000 sq. ft. facility in Ambernath had become a bottleneck due to its size and inability to incorporate the new operational setup required to support Swegon Bluebox's growth plan. The building also lacked dedicated utility spaces, proper road infrastructure, loading-unloading docks, and provisions for future expansion—all crucial elements for a company poised for significant growth. Recognising the need to scale operations rapidly and maintain its commitment to innovation and sustainability, Swegon sought a strategic partner to provide a nearly 100,000 sq. ft custom-built industrial building, preferably closer to the current facility, to retain its current workforce.
Solution
Swegon Bluebox partnered with ESR India, APAC's leading New Economy Real Asset Manager, to address these challenges. ESR India developed a built-to-suit 100,000 sq. ft. Grade A+ facility per Swegon's requirements at ESR Taloja Industrial and Logistics Park. Taloja, being an established ecosystem, has access to industrial talent for Swegon's operations. It is also 16 km from Swegon's existing facility, enabling a smoother transition for its workforce. Also, convenient access to JNPT, India's second-largest container port, was a big advantage for Swegon for smoother logistics operations. The park is adjacent to Palava city, with affordable accommodation and a robust social infrastructure allowing Swegon's talent access to quality housing. This state-of-the-art infrastructure was specifically designed for Swegon's manufacturing needs and R&D, tailored to support Swegon India's impressive 25% annual organic growth rate.
Swegon Bluebox's new facility at ESR Taloja has an enhanced production area of over 5,000 m2, a 450 m2 R&D test laboratory for performance evaluation and validation, and 900 m2 office space. The office at the facility includes an indoor climate system using the latest version of WISE Parasol, Radiant Ceiling, Gold, Tetris & Zeta units, integrated with Swegon WISE System for the demand-controlled ventilation to render optimum desired indoor climate. Swegon Bluebox has been using the facility to produce cooling and heating equipment, namely precision air conditioners, chillers, and heat pumps.
The new facility's other key features included dedicated utility spaces, including UG tank provisions, an HT yard, a scrap yard, gas banks, refrigerant storage, an LT panel, and 750 KVA DG sets. The 5T UDL flooring was finished with an epoxy coating, and additional amenities included a 6-person passenger lift and an HVAC-equipped corporate office.
The impact of this partnership has been significant. BlueBox by Swegon has expanded its production capacity to meet growing APAC market demands, enhanced its R&D capabilities for future technologies and expansion projects, and improved operational efficiency through optimised facility design. Moreover, the new facility aligns with Swegon's sustainability goals, as this park is pre-certified gold by the Indian Green Building Council.
